Existing Asbestos Materials
If the asbestos-containing materials in a property are in good condition and unlikely to be damaged, they can remain in place. However, their condition should be regularly monitored and managed to prevent any disturbance.
Duty to Manage
For those responsible for the maintenance of non-domestic premises, there's a 'duty to manage' the asbestos within, ensuring the safety of anyone using or working in the premises.
Building or Maintenance Work
Before initiating any building or maintenance work in areas that might contain asbestos, it's essential to identify its location, type, and condition. This helps in assessing the risks and managing them effectively.
Licensed Work
In most scenarios, work involving asbestos, especially tasks like asbestos removal, working with sprayed asbestos coatings, asbestos lagging, and most work with asbestos insulation and asbestos insulating board (AIB), must be carried out by a licensed contractor.
Training
It's mandatory for anyone who might be exposed to asbestos fibres at work to undergo training. This includes maintenance workers, those who might disturb asbestos, and professionals involved in asbestos removal.
